Replacing a Failing Garage Ceiling in Lara

A plasterboard ceiling can appear to be largely intact while gradually losing its connection to the framing above. Once sections begin to sag or drop, the problem should be treated as a safety concern rather than a cosmetic defect.

This method helped protect the people carrying out the work, as well as the garage’s exposed brick walls, window, rear doorway and concrete floor. It also reduced the chance of the old plasterboard breaking apart unexpectedly and spreading unnecessary debris throughout the space.

Carefully lowering and removing the old ceiling

Once the ceiling was properly supported, the existing plasterboard was carefully detached and lowered to floor level.

Taking the old ceiling down provided clear access to the framing above. It also allowed the replacement ceiling to be installed as a complete system rather than attempting to secure new material over an already compromised surface.

A small patch may be appropriate when damage is isolated and the surrounding ceiling remains firmly fixed. However, when movement affects a substantial section of the room, replacing the ceiling can provide a more dependable and visually consistent result.

Complete removal also eliminates the difficulty of trying to blend repaired areas into an older ceiling that may already have unevenness, previous repairs or weakened fixings elsewhere.

Installing the new plasterboard ceiling

With the old plaster removed and the installation area prepared, new plasterboard sheets were lifted into place and secured across the garage ceiling.

Ceiling installation requires more than simply holding a sheet overhead and adding a few screws. The plasterboard must be suitable for its application and installed in accordance with the relevant fixing, framing and jointing requirements. Manufacturers also specify where measures such as back-blocking are required to strengthen ceiling joints and help maintain a flatter finished surface.

Replacing the entire ceiling allowed the sheets to be installed evenly across the room. This created a consistent new surface without relying on the remaining sections of the old ceiling.

The existing fluorescent light remained centrally positioned within the new ceiling layout, while the clean plasterboard surface greatly improved the overall appearance of the garage.

Setting the joints for a smooth finish

After the sheets were fixed, the plasterboard joints and fastener points were taped and set with jointing compound.

This stage is completed progressively, building up the joints so they can be sanded back to create a smooth transition between each sheet. The wider set areas visible during the work are part of producing a ceiling that will appear continuous once it has been sanded and painted.

Careful joint finishing is particularly important on ceilings because overhead lighting can make raised joints, depressions and inconsistent surfaces more noticeable.

The new installation gave the garage a much straighter and more uniform ceiling, ready for final sanding and decoration.

Completing the ceiling with new cornice

New cornice was also fitted around the perimeter of the garage.

The cornice creates a tidy transition where the plasterboard ceiling meets the walls. In this garage, it also provided a clean border against the exposed brickwork, helping the new ceiling feel properly integrated with the existing building.

Although a garage is primarily a practical space, these finishing details still make a substantial difference. Straight cornice lines and neatly finished corners give the room a more complete appearance while concealing the junction between the ceiling and walls.

This project transformed a ceiling that was actively falling into a secure new plasterboard surface.
