Garage Ceiling Rebuild in Lara After a Complete Collapse

When a garage ceiling has already collapsed, repairing a few damaged sections is rarely the answer. The old plaster needs to be removed, the ceiling structure assessed and a suitable fixing system established before new plasterboard can be installed.

That was the situation at this home in Lara, where a substantial section of the garage ceiling had fallen away, leaving the timber roof framing exposed.

Geelong Plaster removed the remaining old ceiling and rebuilt it using a new metal ceiling batten system. The battens were fixed to the existing timber structure using metal clips, carefully laser levelled, and then lined with new plasterboard and finished with cornice.

The entire garage ceiling replacement was completed in two days.

Starting Again After the Ceiling Collapse

The extent of the damage can be clearly seen in the before photographs.

Large sections of plasterboard had already separated from the ceiling, while other areas remained partially attached. With the roof trusses exposed across much of the garage, this was no longer a job where patching individual areas would produce an appropriate result.

The first stage was therefore to remove the remaining old plasterboard and clear the ceiling back to its underlying structure.

Removing the old material also provided access to the timber framing, making it possible to prepare an entirely new fixing surface for the replacement plasterboard.

Installing a New Metal Ceiling Batten System

One of the most important parts of this project happened before any new plasterboard went up.

Rather than fixing the new sheets directly back onto the existing timber ceiling frame, metal ceiling battens were installed across the garage.

The photographs show the new steel battens running systematically beneath the timber roof framing, creating a fresh framework for the new ceiling.

Metal ceiling battens are specifically used as supporting members for plasterboard ceiling systems. Plasterboard manufacturers provide detailed installation guidance covering ceiling framing, fixing arrangements and board installation because the supporting structure is an important part of achieving a sound finished ceiling.

For this Lara project, the battens were attached to the existing ceiling frame using metal clips.

This provided a new and consistent surface onto which the plasterboard could be fixed rather than relying entirely on the fixing plane of the existing timber.

Laser Levelling the Battens

Before the new plasterboard was installed, the metal battens were laser levelled.

This was an important step in creating a flatter finished ceiling.

Timber roof framing is not necessarily perfectly even across an entire room, particularly once a house has been standing for many years. By establishing the position of the new battens first and checking them with a laser, adjustments could be made before the plasterboard concealed the structure.

That meant the new ceiling could be installed onto a carefully prepared fixing plane rather than simply following every variation in the framing above.

It is one of those stages of plastering work that disappears completely once the job is finished, but it can make a significant difference to the quality of the final result.

New Plasterboard Across the Entire Garage

Once the new batten system was ready, the garage was relined with new plasterboard.

The sheets were lifted into position, fixed to the newly installed battens and laid out across the complete ceiling area.

Ceiling plasterboard is designed specifically for use as an internal ceiling lining, with manufacturers providing installation requirements covering framing centres, joints, fasteners and finishing.

The progress photographs provide a good illustration of what happens between demolition and a completed ceiling.

In one image, the garage is almost entirely open to the roof structure. In the next, the metal battens have created an orderly new framework. By the final stage, the structure has disappeared behind a completely new plaster ceiling.

Setting the New Ceiling

After the plasterboard was installed, the joints and fixing points were set in preparation for sanding and painting.

The photographs show the joint compound running along each plasterboard junction, together with the individual areas covering the fixing points.

Although the ceiling looks highly segmented during this stage, these joints are progressively finished and sanded so that after painting the separate plasterboard sheets read visually as one continuous ceiling.

Using a complete new ceiling rather than introducing numerous patches also provides a much more consistent surface across a large space such as a garage.

Finishing the Perimeter With Cornice

New cornice was installed around the perimeter to complete the ceiling.

In this garage, the cornice provides the transition between the new plaster ceiling and a combination of existing plastered and exposed brick walls.

Cornice is more than a small finishing detail. It helps create a clean, continuous line around the room and gives a newly plastered ceiling the appearance of belonging properly within the existing space.

Standard cove cornice remains widely used for this type of straightforward residential application.

A Complete Garage Ceiling Replacement in Two Days

Despite the extent of the original collapse, the entire plastering component of the project was completed over two days.

The process involved:

  • removing the damaged and remaining old ceiling plaster
  • exposing and preparing the existing ceiling frame
  • installing new metal ceiling battens
  • fixing the battens using metal clips
  • laser levelling the new ceiling framework
  • installing new plasterboard
  • setting the plasterboard joints and fixing points
  • installing new cornice around the garage

The result is a complete new plaster ceiling built on a newly established metal batten system.

Most importantly, the homeowner was very happy with the finished work.

Why the Preparation Behind a New Ceiling Matters

When looking at a finished plaster ceiling, almost all of the work supporting it is hidden.

The plasterboard and cornice are what you see, but the quality of the framing and fixing surface behind them is equally important.

This Lara project is a good example.

Once the collapsed material had been removed, Geelong Plaster had the opportunity to establish a completely new ceiling plane using clipped metal battens. Laser levelling those battens before installing the sheets meant the ceiling could be rebuilt systematically from the structure out.

It demonstrates why replacing a badly damaged ceiling involves considerably more than simply putting new plasterboard where the old sheets came down.
